What makes Baldwin different
Baldwin is one hamlet with two quite different sets of conditions, and Sunrise Highway is roughly the dividing line.
South of it, Baldwin Harbor runs down into the bay. That ground carries real flood exposure, and the houses there have the mechanical equipment to match — boilers and water heaters in basements that have taken water, outdoor units exposed to considerably more salt than anything a mile north. Equipment placement on those streets is a deliberate decision.
North of Sunrise the ground is higher and drier, and it is ordinary postwar single-family housing where a basement is simply a basement. Same hamlet, same Town of Hempstead permitting, entirely different conversation about where a water heater should sit.
That is the thing worth knowing about Baldwin: a contractor who quotes the same job the same way across the whole 11510 is not paying attention to which half of it they are standing in.
As an unincorporated hamlet, Baldwin files through the Town of Hempstead rather than a village department — unlike Freeport immediately to the east and Lynbrook to the west, both of which are incorporated villages with their own authority.
The housing is largely 1950s single-family, which means a great deal of the equipment is on its first or second replacement and a great deal of the ductwork is original. Sixty-year-old duct runs that have never been sealed, resupported or extended to a finished basement or rear addition are the norm rather than the exception here, and they explain most of the comfort complaints we are called about.
Silver Lake Park and the older streets around it hold some of the more established housing in the hamlet.
