What makes Manhasset different
Manhasset is North Shore, and that makes it a genuinely different kind of work from the South Shore hamlets. The flooding and salt considerations that dominate Long Beach or Freeport largely fall away. What replaces them is scale.
The permitting is different too. Manhasset sits in the Town of North Hempstead — a separate town from the Town of Hempstead that governs Oceanside, Merrick, Baldwin and Hewlett. The North Hempstead building department is itself seated in Manhasset, on Plandome Road. Contractors who work primarily on the South Shore routinely head to the wrong town office.
The housing is older and substantially larger than the postwar stock further south, sitting on the fringe of the Gold Coast. Large homes with many rooms are typically heated hydronically or by steam, distributed across a lot of distance, and that changes what a heating problem usually is. In a Merrick cape, uneven heat is often a duct issue. In a Manhasset colonial, it is nearly always a zoning and circulation question — which loops are doing what, how they are balanced, and whether the system was ever designed for the way the house is now used.
Adding cooling to these homes is a design exercise rather than a swap. Duct capacity frequently exists in some parts of the house and nowhere near enough in others, so the honest answer is often a hybrid: central air where the ductwork can genuinely support it, ductless heads in the rooms it cannot reach. A single system sized to force air everywhere tends to produce an expensive result that still does not work.
Plandome, Munsey Park and Flower Hill are separate incorporated villages adjoining the hamlet, so the filing route can change from one street to the next.
