What makes Queens homes different
No borough covers more ground, in every sense. Queens contains pre-war co-ops and six-storey walk-ups in the west, dense two-family blocks through the middle, and street after street of detached single-family homes with full basements across the southeast. A shop that only knows one of those housing types will be out of its depth in the others.
The western neighbourhoods behave much like Brooklyn: steam and hot-water heat, no ductwork, ductless retrofits, condensers on roofs and in rear yards, line sets routed through occupied space. Move east and south and the picture changes completely — detached houses with basements, forced-air furnaces, real ductwork, and outdoor units that can sit on a side lot. The same call means two different jobs depending on the ZIP code.
Two-family conversions are the thread running through all of it, and they generate a specific problem. One boiler or one system was installed for what was originally one household, and now two households want independent control of it. Retrofitting genuine zoning onto that is a design question, not a parts question.
The other recurring theme in the southeast is the addition. Finished attics, rear extensions and converted garages are everywhere, and the original ductwork almost never followed. That produces the single most common complaint we hear here: one room that has never been comfortable in either season, in a house where the equipment is working perfectly well. Upsizing the system does not solve it. Extending the distribution, or adding a ductless head, does.
