What makes Long Beach different
Long Beach is a City. Not a hamlet, not a village — one of only two cities in Nassau County, with its own building department issuing permits and certificates of occupancy directly. That is a meaningfully different route from the Town of Hempstead process that governs Oceanside, Merrick or Baldwin just across the bridge, and it is worth working with someone who knows the difference rather than discovering it mid-job.
The other defining fact is the storm. Sandy put water through most of the island, and the rebuild that followed reshaped where mechanical equipment lives. A great many boilers, water heaters and air handlers were relocated above base flood elevation during those years — raised onto platforms, moved up out of basements, redesigned around the assumption that water will return. Others were simply pumped out, dried and restarted.
That split matters a decade on. Equipment that was submerged and put back into service does not age like equipment that stayed dry, particularly around controls, safeties and anything electrical. When we are called to a Long Beach property, the history of the unit is a real diagnostic question, not small talk. A boiler that has been through salt water deserves an honest assessment rather than another patch.
Salt exposure compounds it. This is oceanfront, and outdoor condensers here corrode faster than almost anywhere else we work. Coil coatings and rinsing routines pay for themselves.
