- Inspect the whole system, not just the boiler. Water level and cutoff, pressure, venting and flue, the near-boiler piping, circulators or main vents, and how heat is actually distributing through the house.

What the local housing stock means for boilers
In Brooklyn rowhouses and pre-war Queens walk-ups, a single boiler frequently handles both heat and domestic hot water, which is why a heating fault and a no-hot-water complaint so often arrive together. Radiator distribution in those buildings is rarely balanced any more — top floors bake while a back room stays cold — and that is a venting and balance problem far more often than a boiler capacity problem.
In the incorporated South Shore villages such as Lynbrook and Freeport, two-family conversions on steam are common, and each side usually wants control it was never plumbed to have. On the North Shore in Manhasset and Roslyn, larger Gold Coast-fringe homes are typically hydronic across many rooms, where the real question is zoning rather than raw output.
Then there is water. Across Oceanside, Baldwin Harbor, South Merrick, the Freeport canals, Long Beach and Atlantic Beach, a great many boilers sit in spaces that have flooded. Sandy relocated a lot of mechanicals above base flood elevation during the rebuilds, but plenty were simply dried out and restarted. A boiler that has been submerged deserves an honest assessment, because the failure modes are not the same as ordinary wear.
