A water heater rarely fails without warning. Rising recovery times, water that runs lukewarm sooner than it used to, rumbling from sediment, rust in the hot tap, moisture around the base or a relief valve that has started weeping are all the unit telling you it is near the end. Basements, flooding and where the tank actually sits
This is the local wrinkle that matters most. Across the South Shore — Oceanside, Baldwin Harbor, South Merrick, the Freeport canals, Long Beach and Atlantic Beach — an enormous number of water heaters and boilers sit in basements and crawlspaces that have taken water at least once. Sandy pushed a lot of homeowners to relocate mechanicals above base flood elevation during the rebuilds, and many did. Many others dried the equipment out and restarted it.
If your water heater is sitting directly on a floor that has flooded, the moment to raise it onto a stand or relocate it is when it is being replaced anyway — not after the next storm. It costs very little extra as part of work already happening, and it is the difference between losing a tank and not.
Tankless is worth a genuine conversation rather than an automatic recommendation. It saves space and delivers continuous hot water, but it depends on adequate gas supply or electrical service and on where the unit can be vented. In some of the older Brooklyn and Queens buildings that works beautifully; in others the supply upgrade changes the arithmetic. We will tell you which situation you are in.
