What makes Brooklyn buildings different
Brooklyn is a borough of buildings that were never designed to be cooled. Brownstones, rowhouses and pre-war walk-ups were built around steam and hot-water heat, with radiators and no duct runs anywhere in the structure. That single fact shapes almost every job here.
It means most cooling work is ductless, and the difficult part is not the equipment — it is the routing. Line sets have to travel through occupied floors, condensers end up on roofs, in rear yards or in narrow side alleys, and every one of those decisions has to account for clearance, support and how the finished run will look. On landmarked blocks, what may be visible from the street is genuinely restricted, which rules out placements that would be routine three streets away.
The heating side has its own character. A great many Brooklyn boilers serve both space heat and domestic hot water, which is why a no-heat call and a no-hot-water call so often turn out to be the same call. Radiator distribution in these buildings has usually drifted badly over the decades — a top floor that overheats while a rear room stays cold is a venting and balance problem, not a sign the boiler is undersized. Replacing the boiler would not fix it, and we will say so.
Multi-family and two-family conversions add the zoning question. Separate units almost always want separate control that the original single-boiler system was never piped to provide.
Permits here go through NYC DOB, which is a different process and timeline from the village and town departments out in Nassau.
